Considering New Construction? Talk to Matthew before a model home visit 561 504-4798
You're not required to have one. But the agent in the model home works for the builder, and the builder's contract was written by the builder's attorneys. If nobody at the table works for you, every open question gets answered in the builder's favor. In most cases the builder pays your agent's fee, so representation costs you nothing out of pocket.
I read the purchase agreement before you sign it. I price the homesite separately from the house, so a lot premium has to earn its keep. I pull the CDD assessment that lands on your tax bill, from the district's own budget, not a sales sheet. I compare the builder's lender incentive against an outside loan. And I score design center upgrades on cost versus resale, so you know what to take from the builder and what to do after closing.

Before your first model visit. Most builders only credit your agent if they're registered with you from the start. Tour alone once, and that option can be gone for good.
