Newbrook is the gated Toll Brothers neighborhood inside SilverLeaf, off CR 2209 in St. Augustine, St. Johns County. Townhomes and single-family homes across six collections, a private clubhouse and pool, plus the SilverLeaf aquatics center and water park. No CDD. Pricing varies by collection, plan, homesite and phase.

Newbrook's private clubhouse and pool. These sit inside the gate and belong to Newbrook residents only, with a fitness room and playground alongside. Ask on your first visit which pieces are open today and which are still shown as planned on the site map, because the two are not the same thing when you are buying into a later phase.

The SilverLeaf aquatics center. Two large pools, lap lanes and a splash area shared by every SilverLeaf neighborhood, not just Newbrook. It is a short drive or golf-cart ride from most Newbrook streets, so ask how far your candidate homesite actually sits from it before you assume it is walkable.

The SilverLeaf water park. Slides, a lazy river and a spray playground, also shared across the master plan. It is the amenity that sells the community on a hot Saturday. The question worth asking is what the master association charges to run it, because that figure lands on your dues whether or not your kids use it.

Trails, parks and the future school path. SilverLeaf is laced with multi-use trails and pocket parks, and a walking path is planned to a future elementary school inside the community. Planned is the operative word. Ask the sales office for the school district's current timeline, not the rendering on the wall.

Pickleball, tennis and sports fields. The master-plan courts and fields are shared with every SilverLeaf neighborhood, and SilverLeaf is large and still building. Walk them at the hour you would actually play, on a weekend, and judge how crowded they feel now, then remember thousands more homes are still coming.

Two associations, two sets of dues. Newbrook has its own HOA for the gate and the private amenities, and SilverLeaf has a master association for everything shared. There is no CDD, which is the headline. The fine print is what each association charges, what it covers, and how often it has raised dues since 2024. Get both figures in writing.

The Towns Collection is the townhome product, roughly 1,871 to 2,002 square feet, with base pricing starting in the high $300s. Ask about the end-unit premium, which units back to preserve versus another building, and where the maintenance line sits between the association and you.

The Cypress Collection is the entry single-family line, from about $420,000, mostly two-story plans on narrower lots. The question here is lot width and whether the plan you like leaves room for a lanai or pool later. Ask for the current price sheet on released homesites, not a number from a third-party listing site.

The Dogwood Collection, from about $494,000, is the volume collection and where most of Newbrook's quick move-in homes land. Lot premiums vary more than the base price does, so get the plan price and the lot premium in writing as two separate numbers before you compare one homesite to another.

The Juniper Collection, from about $672,000, brings larger lots and more one-story options. Preserve-backed homesites exist here but the list is short, so ask which ones are released now and what the premium is on each. This is the collection where the lot often matters more than the plan.

The River Birch Collection, from about $754,000, is estate-style. Design studio spend runs high here, so have the structural options priced before you fall for the model. Ask what the model home itself would cost as shown, because that number is usually well above the one on the sign.

The Spruce Collection, from about $952,000, is the top of Newbrook at 4,000-plus square feet. At this price you should see the plat, the drainage easements and the resale comps inside SilverLeaf before signing anything. Quick move-ins here have listed past $1.3 million, so know what that spread buys you.
Base prices run from the high $300s for a townhome to the mid $900s and up for Spruce. In early October 2026 there were 36 quick move-ins listed from $397,000 to $1,349,000. The base price is not the number. Add lot premium, structural options, design studio and closing costs, then subtract the month's incentive.

Builder and collections. Toll Brothers builds Newbrook across six collections: Towns (townhomes), Cypress, Dogwood, Juniper, River Birch and Spruce. That is 23 home designs, 3 to 6 bedrooms, roughly 1,738 to 4,710-plus square feet, in a gated neighborhood of about 550 homes. Which collections have released homesites changes month to month, so confirm what is actually selling before you tour.
What you will actually pay. Start from the current Toll Brothers price sheet for the collection you want, then add the lot premium, the design studio spend you will realistically exceed, and closing costs. In October 2026 Toll was advertising a 5.25% fixed rate on select homes through its own lender. That rate is real, and so is the catch: it usually requires Toll Mortgage, and the savings are often already in the price. Compare the all-in number with your own lender before you call it a deal.
Community amenities. Newbrook residents get a private clubhouse, pool, fitness room and playground inside their own gate. Everyone in SilverLeaf shares the master-plan amenities: an aquatics center with two large pools, a water park with slides and a spray playground, pickleball and tennis courts, sports fields, playgrounds and trails. Ask which pieces are open versus still under construction on the day you tour.
CDD assessment. None. SilverLeaf was developed without a Community Development District, so a Newbrook tax bill has no bond line on it. Compared with RiverTown, Shores or Nocatee, that is real money every year for as long as you own the home. What the no-CDD headline leaves out: St. Johns County property taxes reset to your purchase price the year after you close, so the year-two bill on a $700,000 home is still a jump. HOA dues. Two associations, two bills. The Newbrook HOA covers the gate and the private clubhouse and pool; the SilverLeaf master association covers the shared aquatics center, water park, courts and trails. Townhomes are billed differently from single-family homes. Ask the sales office for both current figures, what each includes, and how often dues have risen since the neighborhood opened in 2024. Get it in writing, for your exact product type.
School zones. Newbrook is in the St. Johns County School District, which carries an A grade from the Florida Department of Education. SilverLeaf has an elementary school planned inside the community, and the county redraws attendance zones as new schools open, so the assignment a sales rep quotes today may not be the one your child gets. Run the exact address through the district lookup before you sign anything.
Commute times. SilverLeaf sits off CR 2209 west of I-95, between St. Augustine and the World Golf Village area. Downtown Jacksonville runs roughly 40 to 50 minutes depending on traffic, the St. Augustine beaches about 30 to 35, and the Southside and Town Center about 35 to 45. Drive your real commute at 7:45 on a weekday before you decide, not at 11am on a Saturday tour. The sales center is at 14 Bedford Terrace, St. Augustine, FL 32092.

Who does Newbrook suit? Buyers who want Toll's finish level without a CDD, who are fine being west of I-95, and who like having a range of price points inside one gate so they can move up later without leaving the neighborhood. It works for relocating families, move-up buyers coming from Jacksonville's Southside, and anyone who has done the math on what a bond assessment costs over ten years.
Who might look elsewhere? Anyone whose commute runs to the beaches or downtown Jacksonville every day, anyone who wants a one-story home at the lower price points, and anyone counting on scarcity to protect resale. SilverLeaf is large and still building. For the next several years the home you buy competes with a brand-new one down the street. Nocatee, a Southside community, or a resale in Julington Creek can be the better answer, and I will say so if that is where the numbers point.
How does resale hold up? Newbrook only opened in 2024, so there is not yet a deep resale record. What we do know: no-CDD communities in St. Johns County carry lower monthly costs, which helps on the day you sell, and the Toll Brothers name plus the SilverLeaf amenity base help too. The real risk is competing against the builder's own new inventory and against the other SilverLeaf builders, which makes homesite and collection choice the decision that matters most. Ask me for the closed SilverLeaf resales before you pick a lot.
What should you watch for? Two HOA bills plus the year-two property tax reset can still add several hundred dollars a month on top of the mortgage, even with no CDD. The spread between lots is wide: preserve homesites cost more up front and do not reliably return that premium at resale. Get the full monthly carrying cost in writing before you sign. And talk to me before you register at the sales center: registering with a builder first can forfeit your right to independent representation, which costs you nothing to have.

Downtown St. Augustine is roughly 25 minutes, the St. Augustine beaches about 30 minutes, and downtown Jacksonville 45 minutes or more depending on I-95 traffic. Jacksonville's beaches are closer to an hour. Drive your real commute at rush hour before you decide.
You can buy directly from Toll's sales rep, but the rep works for the builder. As your independent buyer's agent, I work for you, at no cost to you in a typical new-construction deal because Toll pays the buyer's agent. That gets you homesite strategy, a read on the real incentive, floor plan advice across all six collections, and a resale-risk view the sales office will not give you. Register me with Toll on your first visit; many builders will not allow it later.
Usually, yes. Toll Brothers runs incentives on Newbrook quick move-in homes and near quarter and year end, typically a rate buydown through Toll Mortgage or closing-cost credits. You can use your own lender, but the advertised rate usually requires Toll's. Compare the all-in cost with your lender against Toll's package, not the rate alone. I track current Newbrook incentives and can tell you when the numbers favor waiting.

They solve different problems. Newbrook has no CDD, lower carrying costs, a wider price range (high $300s to $950,000-plus) and a St. Augustine location west of I-95. Shores at RiverTown has St. Johns River access, boat slips and a Jacksonville-side commute, but carries a CDD assessment on every home. If taxes and monthly cost drive the decision, Newbrook usually wins. If water access or a northern St. Johns County commute drives it, Shores does.
