Early phases sell on a master plan that is a proposal, not a promise. Amenities, road connections and school sites can move or slip by years. I read the approved development order and the phasing map with you, so you can tell what is entitled from what is marketing.

The CDD here is new, and that matters

A brand new district front-loads infrastructure debt onto the earliest parcels. Get the assessment amount, the bond term and whether the debt is fully allocated to your homesite before you sign. It rides on the tax bill for decades and varies parcel to parcel.

In a young community the lot beside you may be a staging yard for three years. I check the phasing map for future construction, drainage, road noise and what will eventually back up to your rear line, then price the premium against what it actually buys.
