Nocatee: What to Verify Before You Tour

Nocatee is many markets, not one. Builders, price bands, HOA structures and resale depth vary by neighborhood. Compare an address against its own neighborhood, not against a Nocatee average.

Read the CDD before the amenities. Homes here carry a community development district assessment on top of HOA. Ask for the current annual figure on the exact address and how long it still amortizes.

Price the amenity carry honestly. The parks, trails and shuttle are a real part of why people pay to live here. Treat them as an ongoing cost of ownership, not a free extra bundled with the house.

Get flood zone and insurance in writing. Elevation and flood zone change street by street. Pull the zone and a real insurance quote for the specific address before you fall in love with a floor plan.

Compare new against recent resale. A three-year-old resale with mature landscaping, blinds, gutters and a fence can land below a base build once you total everything. Run both numbers, not one.

Register me before your first model. Most builders only credit your agent if that agent is registered at the first visit. Touring on your own can forfeit representation for the entire contract.
