The number on the sign is a starting point. What you pay is the base plus the lot premium, the options you pick at contract, the design center, community fees, insurance, and closing. I price all of it before you fall for a model, so the payment is no surprise after you sign.

The advertised base is the smallest, plainest version on the least desirable lot. The homesite you actually want carries a premium, and the best lots go first. I find the real base for the plan and lot you want, not the teaser on the sign.
