What you will actually pay. RiverTown runs from townhomes to estate homesites across several builders, so a single community-wide price range tells you very little. Ask each builder for the current price sheet on released homesites, add the lot premium and the design studio spend, then check the total against what has actually closed in that village in the last six months.
CDD assessment. Varies a lot by village and lot. Recent examples: townhomes around $920/year, single-family roughly $1,500 to $2,600/year, some newer sections higher. RiverTown-Meadows advertises no CDD debt fee. Always confirm the exact assessment on the specific lot.
HOA dues. Also depends on your product type. Single-family runs roughly $112 to $183/month, while villas (WaterSong) run about $415/month with more included. This is separate from the CDD. Confirm the current dues for the specific collection.
School zones. St. Johns County School District carries an A grade from the Florida Department of Education. Many RiverTown addresses feed Freedom Crossing Academy (K-8) and Bartram Trail High, but attendance zones are drawn by address and have been redrawn before as the county absorbs growth. Run the exact address through the district lookup before you sign anything.
Commute times. RiverTown sits about 33 miles south of downtown Jacksonville off I-95, roughly a 35 to 45 minute drive depending on traffic. The Atlantic beaches are a similar 35 to 45 minutes east. St. Augustine is closer, around 30 minutes south.

Who does RiverTown suit? Buyers who want top-rated St. Johns County schools, riverfront and nature amenities, and a wide price range under one master plan, from townhomes to estate homesites. Good for families and remote workers who do not need a daily downtown Jacksonville commute.
Who might look elsewhere? Buyers who need a short downtown Jacksonville commute, want an established resale neighborhood with mature trees, or prefer to avoid CDD assessments entirely. Nocatee or a closer intown community may fit better.
How does resale hold up? St. Johns County has been one of Florida's fastest-growing counties, and RiverTown resales generally move well because of the schools and amenities. What should you watch for? The combined CDD plus HOA plus taxes can add several hundred dollars a month on top of the mortgage, and it varies a lot by lot and village.
