Independent representation inside builder communities in St. Johns County and Jacksonville. Lot strategy, incentive negotiation, upgrade decisions, and the contract the builder wrote. No builder pays me to steer you anywhere.

Existing homes across St. Johns County, Jacksonville and St. Augustine. Same process as new construction: the numbers on paper before the opinion.

Pricing, preparation and the sale itself. Over 150 homes sold. In communities where builders are still selling, I price against their incentives too, not only the resale comps, because that is who you are competing with.

Leasing and management for investors and owners who are keeping a property rather than selling it. Over 500 rentals placed, which is also where a good deal of my judgment about floor plans comes from.

South Florida to Northeast Florida especially. I made that move myself, so the insurance, property tax and CDD comparison is one I have run on my own numbers rather than one I read somewhere.

I hold the SRES designation. Downsizing runs on a different calendar and a different set of priorities than a move-up purchase, and it is worth treating that way rather than squeezing it into the same process.
