The community dock at Shores at RiverTown on the St. Johns River, St. Johns County, Florida
For Shores at RiverTown owners

What would your Shores at RiverTown home sell for today?

Not the Zillow guess. Not what Toll's asking for the same plan two streets over. The number a buyer would actually pay for yours, right now, based on what's closed in Shores and RiverTown in the last twelve months.

What I won't do

Call you. You'll get a text. If you want to talk, you text back.

Put you on a list. One number, one text.

Tell you to sell. Half the owners who ask are better off waiting until Toll closes out. If that's you, I'll say so.

Rather just text? 561-504-4798

Why this number is different

Most value estimates ignore the one thing that matters in a community where the builder's still selling: Toll's current incentives. A buyer comparing your resale to a new build with closing help isn't comparing price to price. I spend my week on the buyer's side of that sales office, so I know what they're weighing your home against this month.

Questions owners in Shores ask me

Straight answers. Yours may be different, which is why the number comes with the reasoning.

Depends on your lot and your plan. Waterfront and preserve lots usually hold up fine against new inventory. Interior lots on plans Toll's still building compete hardest. I'll tell you which one you have.

Not the value. The timing. Buyers still pay for a finished home with landscaping, window treatments, and a fence they don't have to wait eight months for. But they need to see that math laid out, and most listings don't do it.

No.
